租屋搬入的inspection - 舊金山

小弟初到灣區一個多月, 感謝很多版友幫忙, 好不容易找到一間townhouse即將搬入.

搬入前想請問, 如果交屋那天要做些inspection避免日後屋況爭議, 請問一般是屋主
還是tenant做inspection list? 前面爬租屋爭議文有看到沒做的話反而是要屋主提
證明, 才能說是tenant造成損毀!? 但小弟的合約上寫的是 (Primise指該房屋)
"CONDITION OF PREMISE: Tenant has examined Premise and, if any, all furniture,
furnishing, appliances, landscaping and fixture, including smoke detector(s)"
並附帶 "Tenant will do walkthrough of condition of the house before move in"
這樣的話是不是我要做好證明比較好? 還是跟前例是屋主該做呢?
